Auction Highlights
-An opportunity to acquire certain personal property, operational equipment and secured collateral associated with SBC Energy, operator of the central energy facility serving the Southbridge Innovation Center.
-SBC Energy operates from an approximately 35,274-square-foot power plant, originally constructed in 1910 as part of the historic American Optical Complex. The plant has served as the central utility provider for the Southbridge Innovation Center, supporting tenanted spaces, common areas and other portions of the campus.
-The specific assets offered at foreclosure will be governed by the Mortgagee's loan documents, security agreement, UCC filings, foreclosure notice and final collateral schedule. Prospective purchasers should rely upon those documents for the definitive description of the property being sold.
-This Mortgagee Sale is limited to personal property, operational equipment and secured collateral. No fee-simple real estate interest in the land or building occupied by the SBC Energy power plant is included in the foreclosure sale.

RELATED (SEPARATE) WELLSWORTH HOTEL FORECLOSURE
The same Mortgagee will also conduct the separate foreclosure auction of the nearby Wellsworth Hotel, a 203-room full-service hotel, conference center and office complex located within the Southbridge Innovation Center.
Terms of Sale: A $50,000 deposit by cash, certified check or bank check is required at the time and place of sale. The balance is due within five (5) days of the sale. All other terms will be announced at the sale or contained in the official Mortgagee's Notice of Sale.
